Morgan define “core-plus” assets as those that have the underlying characteristics of core assets, but are undervalued because they are being operated or managed in a less than optimal manner. Such assets may include carve-outs, privatizations, generally undermanaged assets, or assets with the potential for scalable expansion through organic growth or follow-on acquisitions.
